Across the street from the historic Buskirk-Chumley Theater, construction will soon begin on an upscale condominium community called ONE15 Lofts on Kirkwood.
The five-story building, designed by Evansville-based architect Ben Kunkel, will include 16 owner-occupied condominiums and a new two-story restaurant from father-and-son owners of The Uptown Cafe, Galen and Michael Cassady.
“I don’t think you can find a better location between the courthouse and the campus,” says developer Randy Lloyd, president of real estate development firm Clearpath Services. “This is a project I really believe in, and think will have a great impact on the downtown and surrounding businesses.”
ONE15 Lofts on Kirkwood will replace the parking lot adjacent to the East Kirkwood CVS. Behind a brick and limestone façade and floor-to-ceiling windows, condos will range from 1,400 to 3,400 square feet and feature 11-foot ceilings, outdoor balconies, large closets, on-site underground parking, and high-quality fixtures and furnishings curated by Bloomington-based interior designer Lindsay Taylor Bell. With prices starting at $780,000, Lloyd says 13 condos have already been reserved.
Spanning the entire first floor and half of the second, the Cassadys’ new restaurant will include an upstairs bar with plush lounge seating and a four-season terrace, providing what Galen calls a sophisticated, adult atmosphere. Although he says he’s not at liberty to say what kind of food the restaurant will serve, he shares that he and his father have been searching for the right partners, concept, and location to open a new restaurant for quite some time. He credits experienced hospitality professionals like Uptown Chef Adam Noffsinger and Assistant General Manager Vivi Szalavariwith providing a support network for this new culinary adventure.
Says Galen, “We feel this is a pivotal time in Bloomington, where it feels like there’s a lot happening. I think it’s going to be a beautiful building. … We’re in this for the long haul. We’re really intending to put another Uptown-level restaurant here that can last for many decades.”
Lloyd, who says he’s grateful Mayor Kerry Thomson and fellow developers Gary Scott and Kevin Thiele for their support, anticipates an 18-month construction timeline on the project.
